Esterra Park

Esterra Park is a 28-acre, 12-building mixed-use project in Redmond’s Overlake Village. It covers about 3 million square feet of office and housing space and is designed as a transit-oriented development near the Overlake Village light rail station, with access to buses and bike paths. Capstone Partners developed the project with a budget of around $900 million. The plan is to house about 8,000 residents and workers.

Originally, the plans called for about 1.2 million square feet of offices, 25,000 square feet of retail, 1,400 residential units, a 250-room hotel, and a public park, totaling roughly 1.4 million square feet of commercial space. Since then, housing has increased to about 2,900 units while office space has been reduced.

The site was formerly a Group Health medical campus. Construction began around 2014, with the first buildings completed that year. By 2017, about 500 residential units were finished, with roughly 1,000 more under construction and up to 1,400 additional homes planned as demand shifted toward housing. Overlake is a major growth area with many jobs in the region, and Esterra Park sits near transit options to support that growth.
