Busch Properties, Inc. (BPI) is a real estate development company founded in 1969 as a subsidiary of Anheuser-Busch, Inc. (AB), a large St. Louis beer brewer. BPI focuses on four areas: building business parks, developing resorts and housing, managing corporate real estate, and relocating AB employees to homes near AB sites.

BPI mainly works on properties near AB’s breweries, including the 250-acre Busch Corporate Center next to the St. Louis brewery. Notable projects include Kingsmill Resort, the Kingsmill residential community, Busch Office Park at McLaws Circle, and Busch Commerce Park near the AB brewery in James City County near Williamsburg, Virginia.

Busch Entertainment, another AB unit, operated Busch Gardens Williamsburg and Water Country USA near the James City brewery. In 2009, BPI said it would no longer operate Kingsmill. Also in 2009, Blackstone Group bought SeaWorld, Busch Gardens Williamsburg, Water Country USA, and eight other theme parks, reducing BPI’s theme park holdings. In July 2010, BPI announced an agreement with Xanterra Parks and Resorts to purchase and run the Kingsmill Resort.
