3 Hardman Street
3 Hardman Street is a 16-storey office building in Spinningfields, Manchester. It rises 75 meters (246 feet) and, as of 2023, is the third-tallest building in Spinningfields and tied for the 36th-tallest in Greater Manchester.
Nearby transport includes Manchester Airport (about 8.7 miles away), Deansgate railway station (about 0.4 miles), and the Cheapside bus stop (about 0.3 miles).
Designed by Sheppard Robson, the building is part of Allied London’s plan to turn Spinningfields into a major business district. It was designed to attract financial and professional services to Manchester. Completed in February 2009, it was the largest speculative office development outside London at the time, with about 80% of space pre-let.
3 Hardman Street has a BREEAM rating of excellent. It comprises 16 storeys (one floor is a plant floor) and two underground levels that provide 250 parking spaces.
In 2010, Allied London sold the building for £183.5 million. It was bought by Glenn Arrow UK Property, owned by the Luxembourg-based Ærium, while Allied London continues to manage the building.
