Tower 12
Tower 12 is a residential skyscraper in downtown Seattle. The 34-story building rises 392 feet and holds 314 apartments plus about 7,000 square feet of ground-level retail. It’s at the northwest corner of 2nd Avenue and Virginia Street, near Pike Place Market and Victor Steinbrueck Park in Belltown. The name refers to the Seattle Seahawks’ fans, known as the “12th man.” The site has a history of condo plans dating back to the 1990s, including One Pacific Towers and a 39-story condo proposal in 2008.
Continental Properties bought the site in March 2014 for $16 million and planned a 324-unit building, switching from condos to rentals for higher value and lower risk. Construction began March 27, 2015; the building topped out in August 2016 and opened May 1, 2017. Tower 12, completed in mid-2017, was later acquired by Weidner Apartment Homes for about $225 million in October. The project, which cost around $75 million, was designed by MG2, developed by Continental Properties, and built by PCL Construction. It includes 336 parking stalls.
