Jumeirah Garden City
Jumeirah Garden City is a large redevelopment plan for Dubai. It aims to transform about 9 million square metres of land into a new urban area north of Sheikh Zayed Road, between Diyafa Street and Safa Park. The project includes 12 districts and a built-up area of around 14 million square metres, planning to house about 50,000 to 60,000 residents. The total cost is about Dh350 billion (roughly $95 billion).
The idea was announced during the global recession, and construction was put on hold because of it. The development is planned to take about 12 years to complete. Meraas Development has hired architect Adrian Smith + Gordon Gill Architecture to design four projects in the master plan.
The plan covers seven distinct areas, taking up about 110 million square feet (around 10 million square metres) of land, including self-reclaimed artificial islands. One area will host Dubai Park, about half the size of Safa Park. Phase one will cover about 820,000 square metres and include six main blocks of high-, mid-, and low-rise offices, retail and residential space, two hotels, and a high-end shopping area. Handover for phase one was expected by late 2011, with the whole phase ready in 2013. A large park will surround the residential, office, and commercial buildings.
The project also includes redeveloping Satwa and Al-Wasl, with new islands off the coastline. Some planned landmark buildings were canceled due to financial issues. The plan emphasizes sustainable, eco-friendly building practices to lower costs and improve long-term durability. It aims to set high standards of sustainability for Dubai and beyond. The districts will be connected by a central canal, roads and boulevards, a light rail system, and pedestrian walkways.
