Bluewater Bay
Bluewater Bay is a planned community in Okaloosa County, Florida. It covers about 2,000 acres and has roughly 3,800 homes in 73 subdivisions. The community was established in 1978, with the first homes sold in the early 1980s.
Developer Raimund Herden and investors bought 1,600 acres for $5.6 million in 1975 and formed Bluewater Bay Development Company, Ltd. They conducted extensive studies on soils, wetlands, trees, archaeology, and topography, with engineers from Henningson Durham and Richardson and Baskerville Donovan. A Development Order was approved in 1977, and land was set aside for schools, parks, businesses, a power substation, and county roads. In 1990, 210 more acres were added to the Development of Regional Impact boundaries.
Bluewater Bay features a golf course designed by Tom Fazio and Jerry Pate, a tennis facility, two large swimming pools, walking paths, and a 120-slip marina.
Population is around 15,800. The area is in the Central Time Zone and observes daylight saving time.
