Wenzizun
Wenzizun is a big redevelopment area in New Taipei City, spanning parts of Xinzhuang and Taishan Districts on the city’s west side. It covers about 400 hectares, roughly the size of four Xinzhuang sub-centers. It sits near Provincial Highway 65 and Fu Jen Catholic University.
History and plan: It used to be a flood plain for the Tamsui River. Plans were delayed for many years. After rules about land use changed, the land was converted to urban development land and rezoned. The project went to the Interior Ministry for approval.
Infrastructure and transport: A key goal is better transport. The Taoyuan Airport MRT is expanding, with Station A5a to connect to Taipei Main Station and Taoyuan International Airport. New roads will link with Highway 65, making it easier to reach other parts of New Taipei and Taipei. The area will be walkable and bike-friendly, with parks and green spaces.
Tech and education: Wenzizun aims to be a center for technology and innovation, using smart city features like 5G, smart traffic, and energy-saving buildings. Nearby universities, including Fu Jen Catholic University and Ming Chi University of Technology, are expected to help create a college-town vibe by 2026, with partnerships in tech and biotech.
Environment: The plan includes solar power, rainwater harvesting, and energy-efficient construction to support eco-friendly growth.
Challenges: Project success depends on completing infrastructure on time, market demand for offices and homes, and avoiding high housing costs. It also requires careful flood management and environmental protection.
