Tower Two-Sixty
Tower Two-Sixty, also known as The Gardens at Market Square, is a mixed-use skyscraper in downtown Pittsburgh. Located at 260 Forbes Avenue in the Market Square area, construction began in 2013 and finished in 2016, at a cost of about $104–$107 million. The building has 18 floors and is LEED CS Silver certified, with a total floor area of around 143,000 square feet.
Inside, the tower includes a 197-room Hilton Garden Inn hotel and the Market Square Garage, a 321-car parking facility managed by Alco Parking. There are about 20,000 square feet of street-level retail and roughly 130,000 square feet of Class-A office space on the upper floors. The building also features several restaurants, including Revel + Roost (two levels), Pirata, Pizzuvio, and Millie’s ice cream.
In 2015, JLL became the anchor and namesake tenant and also serves as the property manager, with the building rebranded as JLL Center at Tower Two-Sixty. Other tenants include Merrill Lynch, Coury Financial Group, McGuireWoods, and Millcraft Investments.
Tower Two-Sixty has earned several awards from groups such as the Urban Land Institute, the Master Builders’ Association of Western Pennsylvania, and NAIOP Pittsburgh for Best Mixed-Use Project.
